I agree with everything you said, but not only do you have to want it but in most places it seems you have to beg for it even after saying you want it.
Keep in mind I no longer have any insider access but your numbers seem good from what I've heard from the few who have access. I was told 2011 was under 50 units, I will see if I can find out anything on 2012 numbers.
Kind of scary if you like Seagrave. One has to wonder how long they can survive on those kind of numbers even with a determined owner.
