I think our region uses the term as slang for generally what others may call a condo complex. What we call a patio home is either stand a lone home built very close to the neighbors or several individual units that might be attached. They generally each have a small paito or strip of grass within their ownership, but the rest of the community is managed by an HOA. It's also common that the resident owns their walls and ceiling but the roof is shared ownership by all of the residents in that structure... thus they or the HOA have to pay for roof repairs or upgrades collectively.
